JKA 25 Years: 2006

In 2006, JKA designed eight town homes in the West San Fernando Valley on a new cul-de-sac, a half-block walk from the Metro Orange, now G Line. Each 2-story, 3000 SF home includes living areas opening to a small back yard, an office, powder room, and three bedrooms, each with a private bath. The project incorporates shed roofs to relate to nearby single-family houses, generous landscape buffers at side and rear yards, and at the front, unit entries oriented to the street (not the driveway), all to realize a sense of connection to the public sidewalk and neighborhood, as well as a sense of privacy. The project was quickly approved by the Tarzana Neighborhood Council, but to the chagrin of the developer, completed during the 2008 Great Recession, not an easy moment for housing sales.
