JKA was asked by the client to to provide base architectural services for a 35 unit, predominately one bedroom Type V building in a Transit Oriented Community (TOC).
The goal of this design was to maximize the number of units on a particularly small lot size. It features 11% extremely low income units along with a shared terrace area and a large number of balconies.The massing strategy relies on a sawtooth pattern of the facade that helps break up the central mass while the vertical end pieces help to frame the building. Certain TOC and CPIO objectives are met through additional glazing on the primary frontages.
