JKA was initially retained by Culver City to review existing and older motels within the City’s boundaries to determine which ones might be suitable for conver-sion to affordable housing. This study identified two adjacent facilities on Sepulveda Boulevard that the City subsequently purchased. Upon conclusion of the study, JKA was then asked to provide design services for the conversion of both the purchased motels into supportive affordable housing utilizing State of California Project Homekey funding.

The older of the two structures, 3868 Sepulveda Blvd, was altered to provide transitional housing for the unhoused. The program features 38 dwelling units, each with new bathrooms and mechanical systems, a community room, offices and storage areas for the service provider, and a laundry room. The existing parking lot was converted into a courtyard, creating a landscaped common area for use by on-site staff and residents during their approximate 90-day stay.

3900 Sepulveda was transformed into 35 permanent supportive housing units, each with its own kitchen. Amenities include a warming kitchen and dining area, security office, laundry, nurses room, conference/common area, administrative offices, and conversion of existing parking spaces into landscaped gathering spaces. New on-site paths of travel connect the two projects and allow residents and staff at both proper-ties to access the service functions at the 3900 site, allowing for more efficient management of the two adjoining properties by the program operator.
