JKA was asked by the client to design a Type 3 over Type 1, 100-unit building that reserves 10 units for extremely low income residents while utilizing TOC initiatives.
The existing site in Los Angeles sits on a lot at a sharp angle where Beverly Boulevard cuts through the block, resulting in a trapezoidal shape. Due to the unique lot shape, JKA undertook an intricate approach to maximize unit yield, whilst still preserving design integrity. Since the site also sits on a hillside, JKA incorporated the natural topography of the site into the design, especially with the parking which features two entry ways. Stucco, wood paneling, and significant glazing on the first and second levels create a dynamic building that is unique but fits within the surrounding neighborhood context.
The apartment building includes several amenities for residents, including a large gym, multiple recreation rooms, an interior courtyard, balconies, and two large terraces on the 7th floor, with views of downtown Los Angeles.
