Enterprise Foundation’s Home Ownership Program retained JKA to design one of the first projects utilizing Los Angeles’ small lot subdivision ordinance. The goal was to create affordable, for-sale town homes for moderate income households. As completed, the parcel features eight, three-story, 1,350 SF townhouses on a single-family-sized lot, each with alley access to a tandem garage. The homes are also entered from a gated and landscaped walkway with individual porches placed along the opposite side yard. The main floor with kitchen, dining, living, primary bedroom and bath sits over the garage. Two bedrooms and a bathroom are located on the third floor. This story steps back from the alley and side yard to mitigate the impact of the additional height. To lower ongoing utility costs, the homes were certified “sustainable” using Enterprise’s Green Communities Program. And, to facilitate acceptance of the increased density and height, the design incorporates the materiality, color, and proportions, of the Craftsman style homes seen in the surrounding community.
