1016 Leighton Avenue Townhomes

Enterprise Foundation, working through their Enterprise Home Ownership Program, retained JKA to design one of the first projects in Los Angeles utilizing a recently adopted ordinance allowing for subdivision of larger multi-family parcels into fee simple “small-lot” subdivision townhomes.

Eight, three-story, 1,350 SF townhouses were located between a busy commercial boulevard and an historic neighborhood of two-story Arts and Crafts residences. Each new house is certified as “sustainable” under the Enterprise Green Communities Program and features a small private yard and landscape buffering the surrounding uses. Utilizing a contemporary sensibility, the overall character directly acknowledges the Craftsman style of the area, which facilitated acceptance of the increased density by the neighborhood.
